In Part 1 I talked about the importance of knowing your customer and the product(s) and service(s) you wish to sell. To be honest, you can get by without knowing either, at least for a little while. Ever heard the phrase "fake it 'til you make it?" Sometimes you can finesse your way to a sale by schmoozing with the client or "brown-nosing." That's all a part of building rapport. Remember, often times your customers will buy YOU, not the product or service. But before you go and scrap Part 1 in lieu of your irresistible charm and gifts of gab, understand that those who would be swayed solely by your dimples and infectious laugh, would likely buy from anyone with a hint of charisma. This isn't about getting by, you wanna be a superstar! Think of it this way: if I told you that I'd pay you $1,000 if you made a three point basketball shot, would you want one try or four? Using all of your skill is the way to maximize your selling potential, and here's the reason why.
There are roughly 20% of people out there - would be customers - who will pretty much buy anything given that they can afford it (and sometimes even if they can't.) Conversely, there are about 20% who just refuse to be sold. In the middle, are "The 60%." These are the folks who need some help; these are the people that sales superstars get and sales wannabe's curse. To get the majority of these people to buy from you, you need both barrels loaded and then some; and the hardest shot you'll take is getting these people to like you. That's where rapport building comes in.
So how do we do it? Well, there are a number of ways to build rapport. First of all, it's true that you'll run into people with whom you have a great deal in common. They hunt and you hunt. You like CSI and they never miss an episode. When you encounter those customers, building rapport will be super easy; but if you're a hunter and they drive up with PETA bumper stickers covering the rear of their Prius, what then? Now we'll see who's a seller.
Number one, people love to talk about themselves. You could have the most fascinating life in the world, so what? Let the customer impress you and you're halfway there. Nothing kills rapport building quicker than a salesman who always has to "one-up" the customer. The customer says they watched the Super Bowl on their brand new 42 inch high-definition plasma, and Mr. "Oh yeah" chimes in with his 50 inch model and how great it is. They just came back from Myrtle Beach, and he just flew in from Tahiti. I mean, shut up already. You want your customers to think about how great the deal is you're offering, not "I can't stand this lady; when can we get outta here?"
A case in point: I was selling timeshare condominiums to a husband and wife from a rural community just outside of Pittsburgh. I was fairly new at it and like I said in Part 1, didn't know a heck of a lot about these vacation spots. Things were going poorly for most of my presentation, rapport building was tough for this city kid trying to appeal in someway to these easy going folks. When the husband (his name escapes me) got up to use the bathroom, I noticed his checkbook sticking out of his back pocket. It was orange and black and I could just make out the number "2" printed on it. A light bulb went on. When he got back I said, "I couldn't help but notice your checkbook case... you're a Tony Stewart fan, aren't you?" His eyes lit up and a smile appeared under his bushy mustache. Now, I am a race fan, but my favorite driver is Jeff Gordon. That past week, Stewart had bested Gordon in a race so I took a chance, "I'm a Jeff Gordon fan, don't hold that against me." If Jeff had won, you'd better believe I wouldn't have mentioned my admiration for "The Rainbow Warrior," but since he lost, and to this guy's favorite racer, I used that to give him one up on me, and at that same time started a conversation on relatively common ground.
Keep in mind, the 60% is who we're after. The 20% pays the bills, the 60% buys the drinks. If you want to be THE WOMAN in the sales office, the top dog, you've gotta be willing to do what the others won't. The lazy guy won't spend time building rapport, so you must.
So, we now know our product. We know who it's for, and we know how to get them to like us. Now it's time to close, right? Not so fast my friend. The next technique is BY FAR the most important key to being a superstar. It's why people who were told by their friends that they'd "be good at sales" end up failing miserably. Everything you know or think you know is useless if you don't listen.

Carnivores in Captivity by Jule, Kristen [Paperback] $168.87 Reintroduction is an increasingly popular tool used for endangered species conservation. Since many wild populations are declining, captivebred stock are frequently used to restore or supplement wild populations. This book evaluates the efficacy of using captivebred animals in reintroductions as well as which aspects of captivity may affect success. Reviewing recent carnivore reintroduction projects revealed that captiveborn animals were significantly less likely to survive release into the wild than their wild caught translocated counterparts. Further research examining captive breeding suggests that both adaptation to captivity and inbreeding depression occur quickly in captive populations and likely have a negative impact on reintroduction success. Applying selection criteria may help improve likelihood of survivorship and overall reintroduction success. Results suggest that unsuitability for release can be predicted by generational time in captivity.
